Further investment accelerates development plans at Wynyard Park
Additional investment to the tune of £12.5 million is being ploughed into Wynyard Park as development continues to gather momentum at the prestigious 700-acre business park.
Two new schemes to create over 110,000 sq ft of additional office and employment space with the potential to support 500 jobs are being funded by Wynyard Park Ltd, the company created by the consortium that owns the site.
Building work on the projects - which are being managed by
Wynyard Park Ltd’s development arm Strategic Sites - is scheduled to start in
the summer and comprises the first phase of a high quality office scheme to be
called Wynyard Park Business Village and the creation of some shell industrial
units in a separate location on the site.
The offices, which will be located beside the
site’s showcase Wynyard Park House, will initially offer 46,000 sq ft of space
out of a total 120,000 sq ft planned for the Wynyard Park Business Village
project.
The industrial units, covering 64,000 sq ft of
space, are being constructed on another part of the site and will be available
so that they can be customised to suit specific company requirements.
Paul Barber, managing director of Strategic
Sites, said that there has already been interest in the new schemes with 20,000
sq ft of the Wynyard Park Business Village office space already sold.
“We are experiencing a healthy demand for both
office and industrial space on the site,” he added.
“The design of the new offices features a
traditional brick construction, which is attracting attention, and the
industrial shell units can be fitted with offices to suit a particular
company’s needs. Our aim is to provide business property at Wynyard to suit all
types of businesses.”
The new schemes have been announced following the
completion in June of the development of 52,000 sq ft of contemporary office
space, called Evolution.
Chris Musgrave, chief executive of Wynyard Park
Ltd, is encouraged by the fact that Evolution is already 90% sold and 40% have
been let.
“Since we acquired the site in 2005 it has
consistently generated a healthy level of enquiries,” he said.
“The new schemes will give us even more to offer
and underline once again the high quality of what we are creating at Wynyard
Park.”

Note to Editors
Wynyard Park is a 700-acre development located at a key junction of the A19, 5 miles north of Middlesbrough, between Hartlepool and Stockton.
The site was created following the amalgamation of the Wynyard One site and the neighbouring Wynyard Business Park site at the end of August 2005.
Strategic Sites was set up by the shareholders of Wynyard Park Ltd to focus on developing industrial and office buildings constructed to a particularly high standard of design and specification. It will play an important role in helping to develop the Wynyard Park site, but will also be very active throughout the North East and the rest of the UK.
